Headlands Beach House 2023/4 Rates and Conditions

$410 per night from Sunday to Thursday and $460 on Friday and Saturday nights during non-peak periods.

School holidays and long weekends are between $500 and $900 per night depending upon time of year.  However, we do offer special rates for stays longer than 1 week.

There is generally a 4 night minimum stay. Minimum stay during school holiday periods is typically one week. All rates include full linen service.

Attractive rates are dependent on length of stay, number of guests and the time of year.

There is also a cleaning charge of $180 per stay where up to 4 guests and $200 per stay where there are 5 or more guests staying.  There is a supplement for pets of $40 for 1 dog and $60 for 2 dogs.

Payment Terms

Enquiries should be made on our website’s booking enquiry form. Reservations can only be confirmed upon our acknowledgement of availability and the receipt of a 50% deposit.

The balance owing on any reservation will be charged approximately 60 days before the arrival date.

Reservations made within 60 days of arrival date are to be paid in full at the time of booking.

Booking Conditions

  • Pricing is subject to change, and a minimum stay period and other conditions may apply. You should confirm pricing with Ky.
  • Headlands Beach House is available after 3.00pm on day of arrival and should be vacated prior to 10.00am on day of departure (we may be able to offer some flexibility on these times depending on other bookings).
  • Damaged or missing property or excess cleaning will be charged at cost
  • A security deposit of $500 is required 1 week prior to arrival and will be refunded after check out subject to any deductions for damage, etc.
  • Scotts Head is a quiet, low-key town therefore parties, schoolies and similar events and loud music are not allowed. Of course small family gatherings for a special birthday are permitted.
  • Please observe our “No Smoking in Beach House” policy.
  • Well behaved pets allowed subject to our prior agreement.
  • Bookings are not available more than a year in advance.
  • And finally… Please have a great time. We’re certain you will!
